I moved into River Stone Ranch in the middle of October. Right off the bat, the customer service was fantastic from everyone in the front office. Once I moved in, there were a few things that went wrong in the apartment. Nothing major and nothing the front office was not willing to help resolve. Molly and Mercedes were absolutely amazing. Making sure that all my concerns were addressed. 10/10 recommend.
Overall, it's very bad experience with River stone ranch community. We lived 2 years with other northland communities before moved to River stone ranch but unfortunately, we had to move from here within 2 months. There was too much noise in our apartment due to 6 external AC unit sounds just outside of our bedroom. Also, home depo is just backside of our building and their AC units also making lot of noise. We were not able to sleep well and work properly. This was impacting her physical and mental health. We can’t open windows for fresh air because of this sound. We have medical condition which we shared with the community, but they are not willing to listen.
Also, we were not happy with the maintenance and services , it's only one month since we shifted here and we faced a lot of maintenance issues with our current apartment. Though the apartment was newly renovated there were a number of items which were not proper and we had to raise multiple work orders soon after moving .Also we had to do multiple follow-ups with the management team to get these addressed. There was major issue with water leakage due to pipe burst on 3rd floor bathroom because of which we had to do rigorous cleaning to avoid water being spread and also the water was stuck behind walls which caused smell for almost 10 days. We did multiple follow-ups but no body bother to check the issue and left us with the smell. Also, the water pressure is very slow in the apartment when we start two taps simultaneously. We discussed this issue with maintenance team and they mentioned plumbing is 30 years old and can't do anything. There are too many bugs (cockroaches) in the apartment, and we raised pest control request multiple times, but no body visited and simply closed the work order. We stayed with these bugs for almost month and half with our little kid. We were paying cost for pest control in every month's rent and it's not acceptable at all.
This place is an absolute joke. My boyfriend has lived here for only one year and my car has been broken into not once, but twice. When we brought this to the attention of their team, they told us that they are not responsible for security onsite. The front gates are almost always broken, the side gates are consistently left open, and there is no regard for tenant safety. The second time my car was broken into the windows were busted out and I was able to identify at least two more cars this happened to. Not only is car vandalism and theft an issue, but there have been at least 35 different crimes reported within 1000ft of this complex since January 1. STAY AWAY.

Our experience at the complex was good for the most part up until the end of our residency in June 2023 (we moved out at the end of our lease in late July). A storm came through in early June and dislodged a third floor window screen which fell and hit my new car causing superficial damage. I went to the management office to discuss the situation after work at around 5:30PM on a weekday and was told by one of the managers that I needed to make an appointment between 8-5PM even though I was talking to her in person. I followed her direction and made a phone appointment during my lunch break. I did receive a call at the scheduled time and was told that I needed to file a claim with my insurance company and that they would work with each-other to get the vehicle repaired at no cost to me. I followed that direction and filed a claim with State Farm. State Farm attempted to get in touch with the office continuously for weeks to discuss the claim with no luck. I called the office multiple times with no response so I contacted the Regional Manager, Geena, who called me back right away. I explained the lack of a response from property management and she said she would have the Community Manager call me back right away. The Community Manager, Joey, called me and told me that he would contact the insurance company to provide them with whatever was needed to get the ball rolling on repairs. I spoke with the insurance company who said they received an email with an attachment that couldn't be opened and had called the office multiple times following up with no success in reaching anyone. I called the office additional times and left voicemails with no response. I went back to the office an spoke to the same manager (Assistant Manager named Molly) who was very nice and sent an email to the Manager, Joey, to give me a call the following business day so we can get everything sorted out. I never received a call nor an email. I ended up going through with the State Farm process and getting the vehicle repaired ($2000+ and a $500 out of pocket deductible) because I gave up on attempting to get in touch with someone due to their lack of any responses to myself and the insurance company for over a month. Based on this experience alone, I would not recommend living at this community because when out of the ordinary things happen, they simply will not respond. It's unfortunate, because the location is incredible and the apartments are decent.
